New procedures in place for zoning hearings on Tuesday

The board of commissioners will resume zoning hearings after a two-month hiatus next week. New procedures are in place for those wishing to speak in light of the meeting being held online over Zoom.

County commissioners meet on Tuesday, May 19, first at 9am for a budget public hearing followed by their regular meeting at 6:30pm. Three zoning hearings will be held.

Those wishing to speak must email the county clerk before 5pm on Monday, May 18, in order to be recognized. Instructions are available here.

East Lake Parkway at Springdale

General Holdings Unlimited, LLC of McDonough, GA has requested a rezoning from RA (residential agricultural) to RS (residential suburban) for 50.4 +/- acres in district IV. The property is located at the northeast corner of East Lake Parkway and Springdale Road.

The rezoning request has been debated for over a year, first appearing on Moving Henry Forward in April 2019, and last appeared before county commissioners in January. Planning staff recommend approval of the request with thirteen (13) conditions, available to view on the county website.

Jonesboro Road at Mt Carmel Self-Storage

SK Property Holdings II, LLC of McDonough, GA is requesting a modification of zoning conditions for 24.07 +/- acres located at Jonesboro Road and Mt Carmel Road. The applicant is requesting to change an existing condition that limits C-3 (highway commercial) uses to only hotels, to read as follows: “C-3 uses may be permitted, except the following: boat sales, RV parks and campgrounds, extended stay hotels, and uses prohibited within the Highway Corridor Overlay District.”

Planning staff have recommended additional conditions to permit indoor self-storage facilities designed to mirror Class A commercial office space, require the parcel(s) where an indoor storage facility is constructed to be a minimum of 280 feet from the right-of-way of Jonesboro Road, and require fencing at least eight feet in height constructed of brick or stone. The property is under construction for a new park and ride lot.

Hampton-Locust Grove Road at Brindley Way

A rezoning request for 41.268 +/- acres in Luella will be re-heard by the board following no action on the commission’s part in January. The request is located off Hampton-Locust Grove Road north of Brindley Way.

The applicant, James H. Nutt III of Marietta, GA, requests a rezoning from RA (residential agricultural) to R-3 (single-family residential). A previous rezoning request to allow for trailer parking was withdrawn in September 2019.

Public hearings for rezoning requests on Chambers Road and Old Kelleytown Road have been postponed and will be rescheduled at a later date. The meeting agenda is available to view on the county website.
