New data shared this month provides additional context into the discussion about investor-owned homes in Henry County. About 7.4% of all single-family homes in Henry County are owned by one of seven corporate landlords. This is the highest percentage among metro Atlanta counties.
Investor-Owned Homes in Henry County
The Atlanta Regional Commission shared their research on November 13. Their research uses Parcl Labs, a new data source, to track address-level real estate information, such as property ownership. Parcl Labs identifies seven nationwide corporate landlords:
- Amherst,
- AMH,
- Tricon,
- Invitation Homes,
- Home Partners of America,
- Progress Residential, and
- FirstKey Homes.
According to the ARC, these seven corporations own 51,252 single-family homes in the 21-county Atlanta region. This accounts for over 97% of their collective statewide portfolio.
Several census tracts in Henry County appear in yellow. This represents that a corporate landlord owns between 13-21.3% of homes in that area.
Within Henry County, nationwide landlords own 5,761 homes. This is the second-most number of homes, by numeric count, behind only Gwinnett County. However, as a percent of overall housing, Henry County has the most. About 7.4% of all single-family homes in Henry County are owned by one of the seven corporate entities. Some may find it surprising that neighboring Spalding County has the least amount (0.5%), based on its proximity to several bright yellow census tracts on the above map.
