A new proposed development off Highway 155 is looking to build nearly 1,500 homes. The property is located in Spalding County immediately south of the Henry County line, near the Heron Bay community. The project requires a rezoning request before it can build.
North Towaliga Village Node
The project, entitled North Towaliga Village Node, is located on 585 acres. The development proposes to construct 1,487 homes and ten acres of commercial space. The majority of the land is located on the east side of Highway 155.
Because of the project’s size, it must undergo a development of regional impact (DRI) review. This allows the state to review the project for any transportation or environmental concerns. Spalding County notified the state on September 11 so they can complete the DRI review. This should be complete this fall. The county commissioners cannot consider whether to approve the project until the state completes its review.
The developer, Minerva USA, provided the master planning for Sun City Peachtree and Heron Bay. The two communities are planned for 3,300 homes and 2,100 homes, respectively. They are both in the general vicinity of this latest proposal. The company also has experience in multifamily housing, office and retail projects.
According to the DRI application, the estimated timeframe to build the project is by 2032.
The Vicinity
New homes have built since 2021 across the street from the proposed development. Starlight Homes is the builder behind Greyson Parc subdivision. MHF News reported on the project in December 2019.
In Henry County, construction recently started on a new convenience store. It is located at SR 155 and Frog Road. The upcoming service station is part of a larger commercial area first approved in 2001.
Finally, Publix has an existing grocery store at SR 155 and Bill Gardner Parkway. A second grocery store has submitted plans for Henry County to consider. They are looking to build across the street. That project is awaiting rezoning, if the county approves it, before the store can build.
