Update: New Ola Area Request Scheduled for March Zoning Board

New details are now available about the latest request within the Ola area. The county zoning board will consider the request during the Thursday, March 16, meeting. The meeting starts at 6:30 pm at the county admin building in McDonough.

The proposed subdivision is located north of state route 81 and Keys Ferry Road. The property consists of 210 acres; the applicant is proposing 176 homes.

SR 81 at Keys Ferry Road

Brent Holdings, LLC of Fayetteville, GA is seeking to rezone the property from RA (residential agricultural) to R-2 (single-family subdivision). Public sewer service is not presently available. This limits the number of lots a 200-acre property could otherwise develop. The applicant is proposing a mixture of 30,000 square feet (2/3 of an acre) and 1 acre lots. Specifically, 106 lots would be at least 30,000 sq ft and 70 lots at least one acre. All lots would utilize public water and septic tanks.

The applicant’s site plan also depicts a possible new road. In 2019, when the Publix received zoning approval, the conditions required future right of way off the north leg of state route 81 at Keys Ferry Road. Expanding upon this idea, the new road could extend to the north and west behind Ola Elementary. It would tie into North Ola Road at the high school / middle school driveway. This would allow motorists coming from Keys Ferry Road now to reach Ola High and Middle without traveling on highway 81 nor North Ola Road.

The future land use map presently supports low-density development on the property. This allows up to two net units per acre, or half-acre lots where sewer is available. The applicant’s plan has a proposed net density of 1.15 units per acre.

Following staff’s review, to include the aforementioned future land use map, they are recommending approval with zoning conditions. Some of the proposed conditions would require homes to be at least 1,600 square feet with two-car garages and four-side brick exteriors. Conditions are subject to later revisions, such as an increase in home size.

The zoning advisory board will consider staff’s recommendation, hear from the applicant and hold a public hearing about the request on Thursday night. The ZAB will then make a recommendation about the project. The board of commissioners will consider the proposal at a later date to make a final decision. Some cases are waiting more than a year between the zoning board and county commissioners.
