September Zoning Board to consider two Ola area requests

The Henry County Zoning Advisory Board next meets on Thursday, September 8, starting at 6:30 pm. During the meeting, the board will consider two rezoning requests in the Ola area as well as one request on East Lake Parkway.

The zoning advisory board meets at the county admin building on Henry Parkway in McDonough. The advisory board makes recommendations only on rezoning requests. The board of commissioners will consider each request at a later date to make a final decision.

Ola area requests

Both Ola area requests are off highway 81 located at major intersections. They include the following:

  • a rezoning request for 106 acres at the northwest corner of state route 81 and North Ola Road. The applicant is seeking RS (residential suburban) and C-1 (neighborhood commercial) zoning. A concurrent variance request and land use map amendment are pending for the property.
  • a rezoning request for six acres at the northeast corner of highway 81 and Upchurch Road. The applicant is seeking C-2 (general commercial) zoning. Likewise, this case also has a concurrent request to amend the land use map.

Applicants representing the North Ola Road project have tabled twice so far this year. The project is proposing age-restricted townhomes, quadraplexes and single-family homes alongside commercial space.

Because Upchurch Road is a new request, a staff report is not yet available with more details. The applicant previously applied for commercial zoning at another property in Locust Grove to build a gas station.

East Lake Parkway

Finally, the zoning advisory board will consider a third rezoning request. The eight-acre property is at the northwest corner of East Lake Parkway and Springdale Road. The property owner, Eagles Landing Equity Holdings, LLC of Chamblee, GA, is seeking commercial zoning.

The property is across the street from an under-construction townhome development. Forestar Real Estate Group, a subsidiary of D.R. Horton, is developing the property.
