Dominium closes on land for McDonough affordable apartments

Dominium announced in October the close on property for new affordable apartments in McDonough. The Promenade and Willow Place will be located off highway 155. The land is south of McDonough High School.

The company is a national leading affordable housing owner, developer and manager. The combined $130 million dollar development includes 470 units. McDonough rezoned the property to allow apartments in 2004.

The Promenade and Willow Place

The Promenade will be Dominium’s first family new construction project in Georgia. The apartment complex will have 288 units on twenty-eight acres.

One year ago, McDonough reviewed the concept site plan for the project. The ‘04 zoning conditions required the review before proceeding forward. At the time, the planned unit breakdown included:

  • 36 one-bedroom units
  • 132 two-bedroom units
  • 120 three-bedroom units

Likewise, Willow Place will be a new senior living complex. The senior living component features 182 units on fourteen acres. The unit breakdown includes the following:

  • 78 one-bedroom units,
  • 88 two-bedroom units, and
  • 16 three-bedroom units.

Willow Place marks the company’s fifth senior new construction in Georgia. Rent for both projects start at an estimated $825 for one-bedroom units. Three-bedroom units plan to start at $1,127 per month.

Road access will be off highway 155. The developer will build the new intersection to state DOT standards. A new traffic signal is not expected when the project opens. Georgia DOT may permit a signal later if traffic volumes warrant it.

Future Commercial Development

The new apartments are part of a larger 77.5-acre tract. Their land is setback from highway 155 by 650 feet. The setback allows for future commercial buildings.

The commercial area has roughly 23.2 acres. By comparison, Dominium purchased 49 acres. The final five acres form right of way for a new central roadway.
