Spalding County Approved Georgia 16 Industrial Development

Spalding County commissioners approved an industrial rezoning request off Georgia 16 in September 2021. The rezoning request on behalf of 585 Spalding Investments, LLC is the first industrial approval along the highway within the county.

The development is located at the intersection of Georgia 16 and South McDonough Road. Georgia 16, also known as Arthur K. Bolton Parkway, has been a four-lane highway since 2008. Adjacent to I-75 in Butts County, a 1,200-acre industrial development is concurrently under construction.

585 Spalding Investments, LLC

585 Spalding Investments, LLC of McDonough, GA acquired the property in October 2019. The rezoning request consisted of 247.5 acres. The land owner plans to construct 2.2 million square feet of industrial space on the property.

The proposed development consists of one 400,000 square foot building west of South McDonough Road. In addition, the project has several buildings east of South McDonough Road. They range in size from 60,000 square feet to 1.024 million square feet.

The Spalding County Board of Commissioners approved the request with seven (7) conditions. They include a 100’ undisturbed buffer along the south and east property lines. The land owner / developer will also maintain a 50’ undisturbed buffer along South McDonough Road. Finally, the site build will be consistent with the design and architectural style required by the Griffin Spalding Development Authority in the Lakes at Green Valley.

Lakes at Green Valley

The Lakes at Green Valley is a 570-acre county-owned master planned development. The county development authority purchased the property in 2008. The industrial area of the project consists of 360 acres.

585 Spalding Investments, LLC owns 416 acres, but the rezoning request covered 247 acres. The land owner stated they are in discussions with the Griffin Spalding Development Authority to sell the difference. The Lakes at Green Valley could then expand to include the added property.
