A new age-targeted development, offering single-family lots and senior cottages, is proposed on state route 155 north of McDonough. The rezoning request will be presented to the zoning advisory board on Thursday, August 13.
TRG Hwy 155 Investors, LLC of McDonough, GA has submitted a rezoning request for 70.2 +/- acres from RA (residential agricultural) and R-3 (single-family residential) to RS (residential suburban). The applicant, represented by Steve Moore with Moore Bass Consulting, is proposing to construct 198 lots.
The zoning advisory board meeting will be held online starting at 6:30 pm. Those wishing to speak must sign-in via Zoom and wait to be admitted during the individual public hearing in which they intend to participate. For those who would like to watch the meeting only, a livestream will be available on the county website when the meeting starts.
Residential suburban (RS) zoning allows for a combination of two of the following: townhomes, single-family lots, or duplexes. Some examples of RS developments include Broder Farm â€” under construction off Flippen Road â€” and Millers Mill Road.
The subject property is located north of Town Square Drive and south of Pinnacle Point subdivision. A portion of the property was rezoned from RA to R-3 in May 2019.
The future land use map designates the property for medium-density residential development, supporting up to six net units per acre. The applicantâ€™s proposal has a net density of 5.85 units per acre.
If approved, the development plans to include gated entrances off state route 155, a small amenity area, 107 single-family lots, and 91 senior cottages. A proposed zoning condition from planning staff would age-restrict the cottages portion of the development.
Planning staff have also included a zoning condition to require a two-car garage for each single-family home. The garages shall be side-entry where feasible. Staff recommend approval of the rezoning request.
Following the zoning advisory board meeting, the request will be presented to the board of commissioners at a later date for final consideration.
